Monday to Saturday, 6:00 AM to 10:00 PM. Closed Sunday. After-hours and Saturday calls carry a $75 non-refundable service fee.
Turn the water off first
One. Find the main shut-off. It is usually where the water line comes into the house — near the front wall on a slab house, or under the floor on a pier-and-beam house. Turn the valve clockwise until it stops.
Two. If you cannot reach the valve inside, the meter box is out by the street under a lid. Open it and turn the shut-off valve there clockwise until it stops.
Three. If there is a strong gas smell, leave the building and call the gas utility or 911 first. Then call us.
Four. Grab a photo of what is happening — the leak, the puddle, the heater label — before you call. It saves a trip.
What we handle after hours
- A burst or leaking water line.
- A water heater failure or leak.
- A sewer line backing up into the house.
- No water at all.
- A gas smell — leave the building and call the gas utility or 911 first, then call us.
What it costs
After-hours and Saturday calls carry a $75 service fee. It is non-refundable and it is not waived — somebody is leaving their house at eleven at night. The estimate itself is still free.
There is no minimum charge. Cash, check, or card, with a 3% fee on cards.
What happens when you call
Jacob answers. He asks where you are and what is happening, and he gives you an honest arrival window based on how far out you are. JK Ranch works out of Lexington, so a call from Navasota or Round Rock is a different drive than a call from Giddings.
An emergency — a burst line, a dead water heater, a sewer backing up — gets moved ahead of routine work regardless of where it is.
Outside our hours
Between 10 PM and 6 AM, and on Sundays, the phone may not be answered right away. Shut the water off first, leave a message or send a text, and Jacob will pick it up as early as he can. Nobody is awake around the clock here.

Liability insurance $1,000,000 per occurrence and $2,000,000 aggregate.
Two-year warranty on workmanship and on parts supplied.
