Terms and Conditions

The plain-English version of how JK Ranch Plumbing works with its customers. Last updated September 11, 2026.

These terms cover the work JK Ranch Plumbing does for its customers. They are written in plain English because this is a small plumbing company, not a law firm. By calling, by requesting an estimate, or by scheduling work, you accept these terms. If something in here does not make sense, call and Jacob will talk you through it.

Acceptance of terms

When you request an estimate, schedule a visit, or authorize work, you agree to these terms. If you do not agree to any of them, do not schedule the work. These terms apply to every job JK Ranch Plumbing performs.

Services provided

JK Ranch Plumbing is a licensed plumbing company based in Lexington, Texas, serving Lee, Bastrop, Milam, Burleson, Williamson, Travis, Brazos, Robertson, Grimes, Washington, Austin and Fayette counties. The services offered are listed on the Services page. JK Ranch does not perform work it is not set up for, and will say so plainly if a job is outside what it does.

Estimates and the diagnostic fee

Estimates are free on any job. Jacob comes out, looks at the work, and gives you a straight price before anything starts. When finding the problem is itself the work — locating a hidden leak, running a camera down a line — the diagnostic starts at $125 and can run higher on a complex job that takes an hour or more to locate. There is no minimum job charge.

Agreeing a price before work begins

Before any work starts, you get a fixed price. That price is agreed in writing or on a proposal before Jacob picks up a tool. No work begins on a "we'll see where it lands" basis. If something turns up once the work is open that changes the price, the additional work is priced and agreed before it is performed, never added to the invoice after the fact.

Scheduling and arrival windows

An arrival window is an estimate, not a guarantee. Jacob works out of Lexington, and close calls are usually same day, next day at the latest. Further out, it is normally next day or the day after. You will be given an honest arrival window on the phone. Traffic, weather, and an emergency ahead of you on the list can change a window. If the schedule moves, Jacob will tell you as soon as he knows.

After-hours and Saturday service

Regular hours are Monday through Saturday, 6:00 AM to 10:00 PM, closed Sunday. After-hours work is available by phone. After-hours and Saturday calls carry a $75 service fee that is non-refundable and is not waived, even though the estimate is free. That fee covers somebody leaving their house late or on a weekend.

Payment

Payment is by cash, check, or card. Cards taken on site carry a 3% processing fee, which is what the card company charges and is stated up front. JK Ranch does not offer financing, payment plans, or any buy-now-pay-later option. Veterans receive 10% off, up to a maximum of $250. Payment is due when the work is complete unless agreed otherwise in writing.

Warranty

JK Ranch Plumbing warrants its workmanship and the parts it supplies for two years from the date the work is completed. If that workmanship or those parts fail within two years, JK Ranch will repair or replace them at no charge. This warranty does not cover damage caused by misuse, neglect, freezing that could have been prevented, acts of God, or work performed on the same system by somebody else. To make a warranty claim, call (979) 206-0888 and describe what happened. JK Ranch will come out and look at it.

Customer-supplied materials

If you supply a fixture or part, JK Ranch's two-year warranty covers its workmanship on the installation, but it does not cover the fixture or part itself. A customer-supplied fixture carries only its own manufacturer or seller warranty. JK Ranch will install a customer-supplied item only if it is suitable for the application and in new or good working condition.

Manufacturer warranties

Manufacturer warranties on equipment are the manufacturer's, not JK Ranch's. Water heaters carry a manufacturer warranty of six to twelve years depending on the options you choose. JK Ranch registers that manufacturer warranty on your behalf when a water heater is installed, so it is on file from day one.

Permits and inspections

JK Ranch Plumbing pulls all plumbing permits where a permit is required. Inside city limits, the city building department handles plan review and inspection. In unincorporated county areas, there is usually no plumbing permit and no inspection at all. JK Ranch pulls whatever permit the jurisdiction requires and does the work to code either way.

Property access

You agree to provide reasonable access to the property, the plumbing, and the shut-offs. If a pet needs to be secured or a gate unlocked, tell Jacob when you schedule. JK Ranch treats every home like it is their own and leaves the work site clean.

Pre-existing and concealed conditions

Plumbing lives inside walls, under floors, and under slabs. Once work begins, conditions that could not be seen beforehand sometimes turn up — rot, a previous repair done wrong, a pipe in worse shape than it looked. When that happens, the additional work is priced and agreed before it is performed. You will never get a surprise charge on the invoice for work you did not authorize.

Limitation of liability

JK Ranch Plumbing is responsible for doing the work properly and to code. To the extent allowed by Texas law, JK Ranch's liability for any claim arising from plumbing work is limited to the cost of repairing or replacing the defective work. JK Ranch is not responsible for indirect or consequential damages, or for damage to property it did not cause.

Cancellation and rescheduling

If you need to cancel or reschedule, call as early as you can. A same-day cancellation is fine — just let Jacob know so the slot can go to somebody else. Repeated no-shows may be asked to prepay the next service call.

Photographs of completed work

JK Ranch may photograph completed work for its own records and, with your permission, to show what the work looked like. No photo of your home is used without your okay.

Text messaging consent

If you tick the SMS consent box on a request form, you agree to receive text messages from JK Ranch Plumbing about your request. Consent is not a condition of purchase. Message and data rates may apply. Reply STOP to opt out and HELP for help.

Changes to these terms

JK Ranch may update these terms from time to time. The current version is always the one posted on this page, with the "Last updated" date above. The version that applied to your job is the one in effect on the date the work was scheduled or performed.

Governing law and venue

These terms are governed by the laws of the State of Texas. Any dispute arising out of plumbing work performed by JK Ranch Plumbing will be resolved in the courts of the State of Texas.
